Foreign national programs provide non-QM financing for non-U.S. residents without needing local credit, income, or jobs. Focused on investment properties, it offers up to $3 million based on property cash flow or DSCR.
Eligibility Requirements
- Credit: Not required; foreign reports optional.
- Down Payment/LTV: 30% down for purchases; 35% for refinances
- Income: Based on property DSCR (1.0+ or no minimum); foreign earnings OK. Please refer to the DSCR page to learn more about how these loans are qualifed.
- Assets: Documented for 60 days, including international ones; 6-12 months reserves.
- ID: Passport, optional visa, or ITIN.
- Property: Investment only; 1-4 units, condos, or warrantables.
